Description of the property
House on one level measuring 100m² on enclosed mature grounds of 1500m², sunny (south facing) and practical. The house consists of a lounge with multimedia equipment (TV LCD large screen, DVD player, computer with Internet, Hifi…), a large corner sofa which can convert to a double bed, and a library. The kitchen which opens onto the lounge is well equipped (fridge, oven, microwave, hob, dishwasher…) with lots of storage and all necessary equipment. A corridor leads to the bedrooms, toilet, bathroom with bath, shower, 2 basins and large mirrors, storage cupboard, baby change table and baby bath. The first bedroom has a single bed and a child’s wooden bed, large wardrobe, the second has a sofa bed and a baby’s cot and all other baby equipment and the third has a double bed and wardrobes with sliding doors. 2 of the bedrooms overlook the gardens with trees and the patio which enables a restful sleep. Outside there is a large patio (50m²)and a covered pergola to shade you from the heat of the Ardèche sun! You can make the most of the garden and patio as there is a table, 4 chairs, 2 sun loungers, a parasol, an electric barbecue and lighting at night. There is also a secure lockable gate. There is also a garage where you can park your car.

You will be close to all the local rivers and beautiful villages (Balazuc 8 kms, Vogüe, Ruoms, Vallon...) and also to the mountains and the Cevennes Ardechoises. The village of Vinezac is ideally located to enjoy, relaxation, sport, and to discover the rich cultural and natural heritage of the Ardeche region. Neighborhood
Our home is close to the historic character village of Vinezac (200m) but far enough away to be quiet and peaceful. We are not overlooked by neighbours and our home seems almost lost in the Mediterranean countryside which gives a feeling of refreshing shade especially in the summer when you will no doubt hear the song of the cicadas! Bordering our property is a Mission Cross one of several local monuments and in the heart of the medieval village which originally had 3 châteaux! In the village there is a bar/mini supermarket, a pizzeria and a Hotel/restaurant. The post office and the town hall are close to the house. Many hiking routes are available to discover the countryside and the rich cultural heritage of the area. The town of Aubenas is 15km away where you will find all shops and amenities.

Our research
We are open to all offers but would above all be looking for a property in a rural or quiet area but not too far from village life with shops and services. We would also like a property with at least 3 bedrooms with space for the children to play outside. We try to avoid areas deemed too touristy or polluted! We would love a pool –even a small one for the children although cannot offer a pool in exchange as it is a future project! We do however have many outdoor toys which include a slide, swings, sand and a cabin.

#852. Un bon point de chûte
Un très bel échange dans une Ardèche méridionale pleine de charme !
La maison est située dans un village de caractère paisible et néanmoins touristique et au carrefour de destinations telles que Chauzon, Largentière, Ruoms, Balazuc… et bien sûr Vallon-Pont-d'Arc, pèlerinage obligatoire pour quiconque séjourne en Ardèche.
Nous avons également apprécié la facilité de communication et la flexibilité de notre échange avec nos hôtes qui ont su mettre en place un accueil soigné par une présentation de leur département ainsi que de petites attentions très sympathiques gustativement parlant.
Nous avons également bien profité du SPA !
Nous avons par ailleurs retrouvé notre maison à l'image de notre départ; nous recommandons donc ces "switcheurs" à quiconque souhaiterait séjourner en Ardèche tout en laissant sa maison en toute confiance !
